Booking Terms and Conditions
Upon payment of a holding deposit that is equivalent to one week’s rent, signing of Tenancy Agreement and payment of bond that is equivalent to four week’s rent, an applicant is consider having completed* the room booking with EPIISOD subjected to submission of required documents.
The bond payment is lodged with the NSW Fair Trading in accordance with the state Residency Tenancy Act.
The holding deposit paid will go towards the initial rent payment once the applicant checks into the property.
If your room is not available, your holding deposit (if paid) and bond (if paid) will be refunded in full unless another room type is chosen.

- Cancellations received before or during the contract tenure indicated in the signed Residential Tenancy Agreement
- All cancellation requests must be submitted using EPIISOD’s Notice to leave form. This form can be requested from the reception or via email to EMPsydney@epiisod.com
- All relevant fields in the Notice to leave form must be completed and submitted in-writing via e-mail to EMPsydney@epiisod.com
- A notice period of minimum 14 days must be given to EPIISOD in accordance with the Residency Tenancy Act. As such, the earliest contract end date will be 14 days from the receipt of the cancellation request. Rent will be charged till this earliest date OR any later date requested by cancellation tenant.
- Contract break fees will be levied in accordance with the state Residency Tenancy Act.
- The contract break fee can be waived if cancellation tenant finds a qualified replacement tenant to assume the existing tenancy agreement. All replacements are subject to formal approval by EPIISOD. The replacement must be students from a higher education institution who does not hold a current tenancy agreement with EPIISOD. An administrative fee may apply to process this change.
- The approved replacement tenant must complete the full booking process before the tenancy transfer is deemed official and the original tenant is released from their contract.
- All promotions or incentives given as part of the contract will be voided due to uncompleted execution of the original tenancy contract. EPIISOD reserves the right to take back all promotion or incentives given to cancellation tenant.
- Replacement tenant will not be allowed to continue enjoying the promotions or incentives attributed to the original booking.
- EPIISOD reserves the right to reclaim costs incurred from cleaning premises occupied by a cancelling tenant that are not restored to their initial handover state. Pursuant to this policy, such costs may be deducted from the holding deposit or bond.
- All cancellation requests must be submitted using EPIISOD’s Notice to leave form. This form can be requested from the reception or via email to EMPsydney@epiisod.com
- Cancellation of Tenancy Agreement – Due to no Visa (International Students)
- As an eligible international student (students coming from abroad), student can enter into a Residential Tenancy Agreement at EPIISOD, knowing that you have the option to terminate the tenancy agreement with limited liability under the following conditions:
- Full refund of holding deposit and bond
a. Written notification of visa rejection by the Department of Home Affairs must be
provided to EPIISOD either
i. at least two (2) weeks before the contract start date OR
ii. within twenty-four (24) hours of receiving the visa rejection notification from the
Department of Home Affairs (if rejection notification from department of Home
Affairs occurs less than 2 weeks from tenancy start date)
- Full refund of holding deposit and bond
- A duly completed cancellation form is submitted to EPIISOD BEFORE the tenancy's start date.
- Expiry of existing VISA does not fall within this condition as it is student’s decision not to renew the VISA. In this case, break fees as stipulated in in accordance with the state Residency Tenancy Act applies
- If visa status remains unconfirmed a week before the agreement start date, student must notify EPISOD of their current status. A deferral of up to one month may be granted, subject to approval. If visa status remains unconfirmed by the extended deferral start date, the tenancy will be deemed terminated by the applicant, and break fees will apply in accordance with the state Residential Tenancies Act.
- As an eligible international student (students coming from abroad), student can enter into a Residential Tenancy Agreement at EPIISOD, knowing that you have the option to terminate the tenancy agreement with limited liability under the following conditions:
- Cancellation by EPIISOD
- EPIISOD will cancel any incomplete application submitted via our online application portal that has past the given timeframe for completion. In such case, EPIISOD may charge an administrative fee and/or retain any holding deposit and/or any other amounts you have paid to us.
- At any time during or prior to the commencement of your residential tenancy agreement, EPIISOD may (at our complete discretion, but otherwise to the extent permitted by the state Residency Tenancy Act) cancel your booking if any of the following occurs
- the information you provide as part of the booking process is false or misleading; or
- you fail to comply with your obligations in these Booking Terms and Conditions.
- In this case, to the extent permitted by the state Residency Tenancy Act, we may retain any holding deposit and/or any other amounts you have paid to us.
- EPIISOD will cancel any incomplete application submitted via our online application portal that has past the given timeframe for completion. In such case, EPIISOD may charge an administrative fee and/or retain any holding deposit and/or any other amounts you have paid to us.
- Contract Deferment
- The management team will review each deferment request on a case-by-case basis. Management reserves the right to approve or deny any deferment request based on the provided documentation and the merit of the case.
- Students must submit a deferment request in writing at least 14 days before the tenancy commencement date with comprehensive supporting document.
- The first deferment charges will be waived, but any subsequent changes will incur a $250 administrative fee which can be waive by the Management on a case-to-case basis.
- The management team will review each deferment request on a case-by-case basis. Management reserves the right to approve or deny any deferment request based on the provided documentation and the merit of the case.
